LOCAL CONVERSATIONS. PRACTICAL NEXT STEPS.

Funding conversations for people building and working in Otago.

YOUR PROJECT

What are you building?

A new home and a spec build have different funding considerations. Start with your plans, who is doing the work and how you expect to fund each stage.

01

New homes

Discuss the land, build budget and the funding needed to bring a new home to life.

02

Townhouses

Talk through single or multi-unit builds, construction stages and your intended exit.

03

Spec builds

Explore funding for a build intended for sale, with costs and the sale plan in view.

04

Substantial rebuilds

Consider how finance could support major work on an existing property.

05

Owner-builder projects

Discuss your experience, plans and how the work will be managed. Lender requirements vary.

06

Progress payments

Look at when the builder needs to be paid and how staged funding may work.

LOOK AT THE WHOLE PICTURE

The budget matters. So does when you need it.

A build moves through stages. Discuss how payments, milestones and the funding approach could fit together. Available structures and lender requirements vary.

Plans, costs & contracts

Your plans, consents, cost estimates and building arrangements help frame the conversation.

Drawdowns & progress

Some facilities release funds in stages. A lender may need evidence of progress before each drawdown.

Completion & repayment

How the build will be finished, any contingency budget and how the lending is expected to be repaid.

A PERSON, NOT A PORTAL

Talk to someone who knows the work.

Explain what you are planning, where you are up to and what needs to happen next. Leroy is your starting point for a practical funding conversation.

There is no need to arrive with all the answers. Start with what you know and work through the information that may help.

THE NEXT STEPS

From your first question to a clearer plan.

01

Outline the build

Share what you are building, the site, your budget and where the project is up to.

02

Discuss the stages

Talk through progress payments, possible approaches and the documents that may help.

03

Prepare an application

If there is a suitable fit, work through a lender application. All lending is subject to assessment.

BEFORE YOU ENQUIRE

A few questions,
answered.

Have something else in mind?

Call Leroy
Which project documents may help?

Plans, consents or consent status, building contracts, cost estimates, the construction programme and information about the land are useful starting points. You do not need everything finalised to begin a conversation. Exact requirements depend on the project and lender.

How does staged construction funding generally work?

A construction facility may release funds as work progresses rather than all at once. A lender may require valuations, invoices or other evidence at each stage. The drawdown structure, conditions and costs vary, so they need to be considered alongside your building contract.

Can an owner-builder or spec builder enquire?

Yes. Discuss your experience, the project, available security and completion or sale plan. Whether a funding approach is available depends on individual circumstances and lender assessment. Enquiring does not mean a project will qualify.
